You've watched the Home and Garden channel. You know how important first impressions are for buyers. You have cleaned, painted, and had a garage sale. Got that front door spruced up. You are ready to sell, either here in Shell Knob, MO or wherever you may be located.
What about the "P" Factor?
Now it's time to call one, or maybe two, realtors to discuss listing the house, and getting their input. I'd like to suggest that you ask them to bring copies of prior listings. Why? Statistics show that 80% of todays buyers check the internet before they call a realtor. What they see on their net cruise, will interest them in checking into a property further, or pass it by.
And those same pictures posted on the Agent's web page, go into the Multiple Listing. Most MLS post new listings daily, so agents scan them first thing each day looking for what might appeal to one of their buyers. That's the perfect word - Appeal - as in looking good. If a listing comes in without a picture, it is usually passed by. If the listing comes up with poor or bad pictures - it often gets ignored.
So the "P" Factor is PICTURES !!
Look at your potential listing agent's prior listings. Did the homes look sharp, inviting, appealing in the pictures? It will vary with locality, but in our Tri-Lakes Multiple Listing Assn. here in the Ozarks, we are allowed 12 pictures. 12 times to tell a story. 12 times to show off the homes best features. First impressions do count.
You don't want to be the owner of one of the homes pictured here. All of these homes had their listings expire - home unsold. So once you find the right agent, ask them to send you a copy of your listing sheet with all the photos of your property. If the pictures do not show your home off to it's fullest, ask your agent to retake the photos.
