Besides doing on-line searches, i.e. Zillow, Realtor.com, etc, it would appear that younger buyers are also spending considerable time absorbing cable tv shows.
A favorite appears to be the Home & Garden channel, which seems to have brainwashed potential buyers with the magic words GRANITE - STAINLESS - TILE.

An affordable home under $200,000, is not deemed livable unless it is move-in-ready, with a spectacular kitchen, hardwood or tile floors, and of course A LARGE OPEN FLOOR PLAN WITH THE KITCHEN HAVING GRANITE COUNTERTOPS, STAINLESS STEEL APPLIANCES AND THE LATEST DECORATOR COLOR TILE FLOOR!
Sooo should we prepare our sellers for this new wave of buyer expectations? The average cost of these renovations are approximately $40,000

I think buyers forget how much the upgrades cost.
It is amazing what buyers will spend. I had a home that was a foreclosure. Purchased for $150,000. All my investor did was put in new carpet, repaint, and update the kitchen(which was "outdated" by like 10 years with laminate, oak cabinets and vinyl flooring). Now the kitchen is maple cabinets, stainless steel and granite. Total investment $27,000. He sold the house for $310,000 in less then 30 days. Really? In this economy if I could tell you that you could increase your home value by $130,000+ with very little work, wouldn't you do that instead of waiting for someone else to do it for you?
